I had a great experience with Old Towne Inspection. Ben was very thorough and answered all of my questions. The inspection took about 2.5 hours for a 5,000 SF house with three levels and he had the report completed and sent to me in less than an hour. Pricing is on par with what you would expect to pay for an inspection. The report was very clear and detailed, but in a brief style (the exact opposite of reading a 400 page legal document that could have been written in three sentences). The report included pictures of problem areas and even links on how to fix the problem with DIY tutorials. I put every item he listed that was an issue onto a spreadsheet and determined which ones I wanted the sellers to handle and which ones I would handle. Then my agent used the spreadsheet to discuss with the seller’s agent what I wanted them to take care of and why, and also what I would take care of, which is a good way to show them you are willing to split the efforts and cost. Overall it was a very easy process!
